Home went up 220k in value from 2018-2022. Took an offer from Blackrock to sell it in March 2022. Cashed out roughly 200k tax free.

advice i was always given was "go to college, get a good job, buy a house"

graduated 2011, got job for 45k/year, bought townhouse in 2013 (125k), got sick of sharing walls, rented it out for 1600/mo

got a raise to 75k/year, bought second home in 2018 (325k), got sick of living in the desert, rented it out for 2700/mo

real estate equity is over 400k, income 4300/mo, liabilities 2100/mo, net 2200/mo

earn 120k now, 100% WFH, all cash goes towards stocks/crypto, retirement accounts have 250k (pension), stocks/crypto have 400k

obviously could have made it big and invested in other shit earlier, point being that following normie-tier advice can make you a millionaire at 34

although being a millionaire isn't shit anymore

Its enough to do whatever you want if you commit - become a surgeon, mathematician, researcher, pilot, start a small business, etc all while living a comfortable life. Only a few hobbies are out of reach in terms of expenses, e.g. automotive racing.

If you are under 30, this is enough to have a personal trainer, dress well, be well groomed, have a nice apartment, and actually live life a little instead of waging nonstop - go on dates, invite people over, travel without counting every penny.

I got full remote in 2021. Ended up moving from California to the Midwest and bought a home here.

I'm stuck. None of the jobs here pay anywhere near as much as my WFH job does. My interest rate is below 3%, so buying anything else would nearly double the mortgage payment.

Not sure what to do other than to wait and keep stacking cash. I'm doing better than 95% of people my age which I guess is OK.

I know it's hard to ask Zoomers not to be narcissists, but at some point you need to realize that there are people out there who earn more than you, have been doing so for decades, and have been taking their earnings and dumping it into investments, which are growing exponentially.

And they have no problem spending their money on an inflation-protected asset that they'll spend the majority of their time in.

In your late 20s - the time when most people have student loans paid off and they're finding a partner and saving up for a down payment, housing conveniently crashes to historical lows. Why the FUCK didn't you buy then, when mortgage payments were significantly cheaper than rent?

You had a 10 year bull market throughout your late 20s-early 30s, the time where everyone is climbing the corporate ladder, meaning anything you invested you were getting 2x-3x returns at worst. And you Roth 401k only has 100k in it?

You want to stay close to NYC because of family and dating, but you've spent 2 decades there as an adult and you're broke. 78k is poverty in NYC. You should be well into the 6-figures at this age. You're throwing away 30k/year in rent and utilities and 20k/year in taxes. After transportation expenses and food, you have nothing to invest. Living with your parents is the only way to survive - but you're fucking 40.

Your only chance is to latch on to some desperate roastie in her 30s who has her own place who has her finances in better shape than you. The best investment you can make at this point is investing in your fitness to raise your SMV to have any shot with a woman.

According to this I’m below average for my age and education level (bachelors degree).

When you factor in the number of unemployed people, the fact that half of any age group is women, and the fact that only about half of my age group are white, then you must realize that the average white male is roughly in the 90th percentile for any age group, so as a white male in the 25-29 category with a bachelors degree I am actually far below average.
