check gas prices etherscan.io/gastracker , consider waiting until average is around 30.
consider setting your gas price lower if you're ok waiting a couple mins for the tx (in metamask when approving a transaction go advanced & manually set gas to what u want)
consider using 1inch.exchange or matcha.xyz as they are DEX aggregators so you might get a better price.

also most importantly, spend more. gas paid is flat regardless of how much you spend. so paying $5 for $50 of tokens is stupid, but $5 for $5000 is much cheaper as a %. if you're putting money in to something that's gonna go up, put some real money on the line. if youre not sure enough in ur investment to put that much in, why put in any at all?

the largest factor driving up the cost of real estate is zoning regulations limiting density & the supply of available housing units. I entirely agree that most zoning rules should be done away with so the median worker can afford to buy a place to live in.
Why are these zoning regulations there in the first place?
Existing home owners enact these to limit the number of new dwellings built so their existing house skyrockets in value.
a great example is contrasting San Francisco with Tokyo. Both have high demand from people wanting to live there, SF has some of the strictest zoning regulations, Tokyo having very little. SF is unaffordable to all but the highest paid tech overlords, while tokyo home prices have remained flat for years.
