It's because "rural" has such a broad definition.

The USDA considers areas "rural" if they're not directly adjacent to a large metro area.

You could be in the 10k small town just outside the 100k city with all the amenities on the border of the 4.5 million person metro area and you would be classified as "rural".

You could also be in in NW Nebraska which is actually rural.

Don't worry too much about the commitment of owning a house. It's not near the liability people make it out to be, because you can always rent your property out and have some moron pay your mortgage off for you. As long as your payment is lower than what comparable properties are renting for, it is advantageous to buy.

If you are in a low cost of living area, you can probably head a few minutes outside of the city to a USDA-eligible area. USDA offers direct loans with no money down and a current interest rate of 4% (this came up a bit from last year when it was in the low 3% range). You won't do better than that rate for the foreseeable future.

You don't need any money to buy a house. Just get a USDA loan and put no money down and get a half priced interest rate. Just leave the major cities and their adjacent suburbs.

6% for closing costs as a buyer is a gross exaggeration. Maybe back when homes were cheap, but now that's maybe Most of the things you pay are a flat fee. I paid $4000 in closing costs for my $400,000 house.

>Origination Charges (500-1500)
>Lenders Title Insurance (usually 1000-1500)
>1 year Prepaid Home Insurance (700)
>3 months Prepaid Prop Tax (1000)

That's it. Seller takes care of Owner's Title Insurance and Transfer Taxes, which are the two biggest fees.

Also, if you're an American, you should buy a home with a USDA loan. They require no money down and give you interest rates that are below the market. Rates are 3% right now. Everywhere in this country that's not a major metro area and it's adjacent suburbs qualifies.
