It's actually too much regulation.

When the government dictates that favorable mortgage/insurance rates can only be offered on one singular type of housing (a single family home in a suburb outside of a city center built to a certain "standard"), that's all that's going to be built. And developers are going to stretch that to the greatest degree to get the most house out of a lot so they can charge more.

The average new home size in america has increased dramatically in the same time period that the average household size has decreased just as dramatically. Why is that?

Because only one type of housing is subsidized: new suburban development. There's nothing wrong with living in a suburb; it's just financially unsustainable - to the family living there, to the municipality supporting it, etc.

Urban infill development is where the money will be made in the future. That's where younger people increasingly want to live (even in a WFH world) and that's where you'll make your money.
