Cliche but I look for a fixer-upper in a decent to nice neighborhood. I also look for duplexes or potential to generate 2 rents from one property. I also screen renters really aggressively and I have the funds to wait for a good tenant if needed. I kind of know it if I see it. If you keep sniffing around you can come up with something. sometimes there is a "sure thing" that will come on the market so it pays to have finances set up to make an offer right away. There was a duplex in my town, already rented out, that came on the market. I was going to make an offer but I didn't have my finances set, and it sold in less than a week.

If I was a single guy starting out, I would buy a shitbox with good bones and live in it and do all the remodeling myself as my "side job" . my second house my family lived in we bought at 330k and sold for 435k 4 years later. I put in new floors throughout, removed the cottage cheese ceilings, painted inside and out, and cheaply redid the bathrooms. Everything in it looked new and we made a killing. now that I have a real income I am way too lazy for that now
