I rehab duplex-fourplex apartment buildings and rent them out. I don't know how realistic it would be for a normal wagie to do what I do, I also run my own business 9-5, so I can get away from work to deal with real estate during the work day if I need to. Since I do much of the work myself, it has generally cost me about $60,000 for each completed appartment unit, while the going market rate in my area is $100,000+. I refinance my completed projects so my final out-of-pocket cost is usually $-5k to $5k a unit (plus sweat equity of course). I gross over $1000 average per apartment per month. I'm making enough now that I'm transitionimg out of my daily roll at work and letting my partner take on more duties/pay. I rent below market rate overwhelmingly to white middle class people trying to get their kids into top end public school systems, so I spend virtually zero time dealing with tenant issues, all of my time is spent rehabbing the buildings. I'll be retired by age 36, but will continue rehabing buildings at a stately pace (while I persue pic related) because it's hobbyesque fun & low pressure with no deadlines.

I'm 34, credit over the last year has gone from 760 to 680 because I've borrowed hundreds of thousands of dollars in low fixed interest loans in anticipation of the coming debt-induced inflation crisis. I used the proceeds to buy apartment buildings and a used truck for property maintenance. If I'm right about the future, the (((banks))) are going to eat shit when my mortgage debt is inflated away. If I'm wrong, I'm still making money being a (((landlord))). You've gotta think like a financial elite to make it in this world, sometimes sacrificing a tool like your credit is the right move.

Fine breeding is an essential for success. If you find yourself in the possition of a NPC/tax slave, the best thing you can do is either not breed, or breed up having dedicated yourself to making the next generation better than yourself fiscally and genetically.
