I trade pretty much all things now, forex, crypto, cfd's, stocks...they're all manipulated but crypto is by far the most manipulated, not even close....plus crypto will move within a 1% range for 8 days straight and then on 1138 a.m. on a Sunday morning it will jump 4.8% in an hour and then level off' that's not a great trading vehicle, maybe long term hold if you catch the trend. Stick with things like stocks and even forex where you have regular or semi-regular or 'predictable' cycles you can exploit after you understand them.

If you want to know what 'family charity' really is, ask any man who has a Filipina woman in his life. Brothers,cousins and 'he's not really my uncle but we treat him like that' appear from no where and you can give money to 100 'family' members and when you finally say no because you stack has taken a lethal hit, they ALL turn on you and family shame the girl.

Heres my assessment for what its worth:

Pros: You have a plan (big plus)
You have a backup plan (your day job)
You thought this through and appear to commit to it, and have drawn down life expenses to accomodate the change
Potential profit is there
Moving your life toward passive income

Cons: Hard to get loans on rental properties through banks, unless you pay alot through hard lenders at first (doable but tough)
My wife is a realtor and does property management and it eats up alot more time and frustration than you think. Be prepared to work weekends!
I don't know anything about the airbnb scenario, not sure how the whole thing works but I'm guessing you do.
Cheap one bedroom in your area is VERY EXPENSIVE!!! But you'll perhaps balance the rents out with that aspect?

All in all...go for it.
You'll trip and fall along the way, but the satisfaction of being your own boss is worth every pfennig. Good luck!

I'm 50 years old and if you're under 40 the best way to wealth is real estate. Always has been, always will for virtually everybody.
Like this poster above says, one bad tenant can ruin alot, just have to be careful, and that simply comes with experience.
Everyone on this site talks about crypto and while there is profit trading in it, owning real property will be a better long term wealth builder in the long run.
My wife and I started with nothing 20 years ago. You just have to be patient. Join a real estate club in your area and see what they offer...old guys are ALWAYS willing to help you out and give you leads and tips, some will even lead you to hard lenders or even lend themselves.
Right now my wife and I have 12 properties which include two duplexes and one 4 apt building. Net income is about 8k per month. It takes work but its worth it, especially when you get in a groove over time knowing all tax things inside and out.
Bottom line, learn real estate for the long haul.
