What's the highest ROI investments I can throw my salary into?

22, fresh outta college, 50k salary with no obligations because living with parents. Currently looking at Houston real estate, with my dad co-signing, I could get a decent loan of 50k~ as well, perhaps larger in the future.

I can buy a single apartment for 35-40k,10k down from my savings. After putting it up for rent, paying property tax and monthly maintenance, I can net about 4k a year, not including mortgage. With my salary and rent payments I'd be receiving, I can easily pay off the mortgage in 2 years, minimum payments would be like $130/month over 360 months, but I would definitively be paying far more. If I were to get approved for more loans, I could buy several apartments, using the rent to pay off mortgage.

I'm pretty frugal and that money would have been just sitting in the bank anyways. Not to mention Houston property value is rising, rent payments will increase as well, I have no intention of selling the property. I would buy as many apartments as I could sustain simultaneously.

My goal is to create as much passive income as possible, 5k a month would be nice.

What are some alternatives I could invest in? My goal is to simply get as much passive income as possible, open to almost anything if it's decently stable.
