Can someone blackpill me on mortgage REITs? Looking to dump my money in a mortgage reit etf.

From what I understand they are basically financial companies that make profits from the difference between long term and short term interest rates amplified with leverage.

Some of the REITs I've been looking have been paying dividends for 10+ years with a few blips (housing bubble popping).

Why not go in on these diversified ETFs using DRIP rather than buying into the tech bubble or 50 PE ratio, debt ridden companies?
