Dividing by median income, absolutely. Households doubling up on income, increased square footage, and forcing people out to the burbs thanks to collapsing cities are big factors that you should also include in that calculation.

Interest rate hikes leading to mortgage rate hikes leading to rekt ability to make monthly payments. We're also starting to see the uptick in jobless claims/unemployments that forces selling. There's just a lag effect in those dynamics bringing prices down because housing is one of the slowest sectors out there.
