That still hasn't sold? I posted that here months ago.

Bay City is a good comparison to Port Huron. Almost identical demographically. Richmond IN and Marion OH are the same.

bay city is decent, the reason homes are cheap is the same reason so many towns outside of metro detroit/grand rapids are cheap - they are old homes without a good economy. people had good jobs there decades ago, but that generation has passed and people aren't moving there because the jobs aren't there anymore. the only employer who exports in bay city is the sugar factory, the good employers are 30 min away in midland (dow). but you're right, there's more than enough amenities and things to do, it's full of white trash (some mexicans are creeping in), you can get a livable house for 100k (or less), or get something nice in the 250k range.

this state is cheap housing heaven for people with WFH. port huron is another town similar to bay city in terms of size/amenities, you get the added benefit of sarnia being across the bridge, although homes there are closer to 150k. if you want something smaller (10k population) check out alpena, escanaba, sault ste marie, owosso, alma. all 90%+ white (sault ste marie is skewed by the reservations) with sub-150k homes, the first 3 are on the water, all have established downtowns. no niggers.
