This shit isn't hard, brainlets.
1) Locate distressed homeowner who wants out. Maybe their property is an inheritance, maybe they can't keep up with the mortgage and want to avoid tanking their credit and losing the house anyway in foreclosure. Maybe they own the property and just want out but can't sell it. Whatever the reason, check for for sale by owner signs, homes whose listings expire and then you notice them being rented out, that kind of thing.

2) Listen and pretend to care about their situation. Explain that you'd like to help them, and think that you can get them out of their mortgage and very possibly let them walk away from the house with all their equity.
