not OP, but where im from 160-200k gets you a duplex that is in soso condition and each unit rents for 550-750 a month.

So assuming the average is like 170k and 600/door/month...1200/month total - vacancy (10%) - insurance (?) - taxes (2k/yr) - deadbeats and maintenance (10%) im not even sure it is worth it at all.

14400-20%-2000-insurance=say 9000ish so 750/month in net income will cover most of my mortgage.

According to mortgage calculator if i put down 25% on a 30yr at 4.5%, im looking at 835/month mortgage. BUT that's 42k down, leaving me with little remaining working capital.

Where did I fuck up my numbers anon?

Hi /biz/nizzles,

Im an architect with a developer in asia (white american dude) and hate it. The prospects in my profession top out at around 70k USD per year for all but the top 0.1% of the field. When I return to the US Im looking at 50hr work weeks and 50k salary gross. This is shit for so much education and I was top 1% of US in math and science.

Ive got 2 Msc degrees (enviro eng and architecture), what else could I pursue to make more dough?

Im considering another 2yr degree in real estate finance or an MBA...but would really like to avoid more education as im in my early 30s and need to make some loot.

TLDR: technical degrees and science/math ability, but still shit career prospects. What to do?

alright /biz/, i know this comes up a lot (although not as much as degrees, cryptocurrencies, and stocks), but i want some details on import arbitrage business

startupbros made this a big thing when they ran an article on it, which then became several and then several webinars. i'm aware of what alibaba and aliexpress are, and have used their interfaces; however, how much risk do you think such a venture carries?

what are the capital requirements? also, how would you work the supply chain (i.e. receive the goods, process orders, etc.).
