If you have more liquid funds, you could also opt to put more down, assuming you're going to pay it quick and not be house poor.
Ex. If you put down 20%, you may qualify for 140, or 30% for 160, etc.
Speaking from experience, you're going to want to be careful and shoot for payoff in 10 years versus a 30y fixed, as the amount of interest you will pay, even with lower rates, is astronomical.
