never heard of him until now. So help me understand if I'm getting his story right based off the wikipedia page; he co-founded a company that leased chemical production footprint. From there, he bought out the remainder of that company, and then utilized high-yield bonds to finance purchasing underperforming chemical production assets.

So from this I see:

how the fuck? that sounds WAY easier said than done. With the scenario I'm in, there needs to be pilot research and that shit is fucking expensive. This pilot could cost over $10,000,000 USD before it's all said and done (though my intent would be to do this considerably cheaper). I'm straight up not capable of financing that sort of debt personally. More importantly, lets say I did - how do I come out on top with all the equity? how the fuck would that work? who's going to finance something knowing that I want to retain equity of any amount?

Can I just start a company that has no production base, no assets, nothing - and create high yield bonds to finance this project? that seems.... far fetched. If I had money sitting somewhere I would look at that "investment" opportunity and laugh.
