I just sold off my entire portfolio, made a 30% gain since October 2023, which Id say is a successful trade entry and exit.

I suspect we will crab downward until late april or may, negative news cycle, everything is topped off or at all time highs. Funds being vocal about selling, tech being vocal about downsizing employees, Fed being vocal about maintaining rates.

I'm out of the market until we get a sizeable correction, which hopefully is only a few short months away.

Because as another has alluded to your 1 bedroom apartment is priced indexed with inflation. My mortgage payment will stay the same for the term of the mortgage and even decrease slightly, I locked in a %2.75 rate. My mortgage for a 3 bedroom 2 bath house that I bought 3 years ago is now the same price as many 1 bedrooms and high end studios in my town. In another 5 years my payment will be the same and rent prices will be even higher. Sure, I have maintenance costs but they will be minimal because I picked a home in good condition and had multiple inspections done, I budget for any planned maintenance and have a fund for unplanned maintenance.

My home will likely drop in value slightly over the next year or two but if I sell today at even a conservative listing price I will be up over 70,000k.

Rent cucks will still do mental gymnastics and try to refute landowner superiority.

"Sorry we will not be renewing the lease, rent prices will increase 35% if you want to stay in your apartment, sorry, inflation ya know"
