An interesting take. Places like California and Hawaii have net outflows of residents for several years now as well, but property prices there are at all time highs. In Hawaii I know for sure that properties are being bid up through speculation. 40% of buyers last year were from out of state, and most of those buyers already sold for huge profits.

I'm visually seeing FOMO at the highest possible levels. Pic related, note that its in escrow meaning some guy potentially doubled his money in less than 9 months. Aside from that, record amount of houses getting sold without the buyer even seeing them. I went to a few open house viewings and they were full of panicked normies. I casually blurt out maybe thinking about offering 20% over asking price,; need to accelerate the bubble!

Flipping seems to be a high-risk high-reward market top strategy. I just found so many examples of buyers doubling their money, obviously taking advantage of the panic buying thats going on. Pic related really didn't do shit at all renovations in the 6 months since they bought it. They just painted over the old peeling paint and termite damage AND SOMEONE BOUGHT IT FOR $1.3 mi!
