It's too bad you quit your job. Could have gotten a mortgage at 3%. Probably shaves a good 3-400/mo off compared to renting. Expected house value goes up combined with inflation devaluing the loan you won't even notice the mortgage in 15 years.
Get a job just long enough to get a mortgage and quit after your first payment so you know they can't take the loan away. Too many stories of people signing for the loan and getting it taken away because they put in their two weeks literally a day after signing. It's either one or two years required for the loan but if it's part time you can probably suck it up that long. The opportunity cost is just too big of a hit to outright buy a house in cash. Keep waiting for steaking or for your stonks to go up a bit more. It should be at least 1.25mm after another two years even if you are extremely conservative. Keep it up with medium risk and you might be at two or three million. With three that leaves 2.25mm after taxes, 30k down on the house and maybe 50k if you just have to do the new car toy meme. That's 2mm left, 4% withdrawal from meme ETF's gives you a comfortable middle class 1.5k/wk. Probably won't be too many boats and hoes but you can do pretty much anything you want and have all the time in the world to do it. Even having good shit like ribeyes and wine every day my food bill is under $600/mo. That's with a stay at home gf too. People vastly exaggerate how much it costs to live comfortably.
